Has anyone been to Timberon, NM? Its a development in the Lincoln National Forest Above Alamogordo. There are covenant restrictions even one that says no one can live in an RV on their own property. It would not be a good Winter abode because it gets snow and is very cold compared to the area below. Just curious if anyone has been there. Cloudcroft is nearby to the North and doesn't seem to have the restrictions on what you can do on your own land, but its more expensive. The National Solar Observatory is along the road leading to it.

Sorry, I can't help. Just out of curiosity are you looking at it for a home-base? If so, why would you choose such a cold place?

Its cold in the winter but nice in the summer. I'm really just curious. Timberon looks like someones plan to get rich that didn't work. Much of the land is rock and can't have a septic system and there are many covenant rules etc. The area around Show Low and Congress, AZ would be better. In reality a home base wouldn't really be necessary with the correct state of residence.

Timberon is a wonderful little community. My girlfriend and I have a place there. If you have ever been to NM or AZ, much of the land is rock. Timberon has well cared for roads, community center, pool, activities for kids, and most importantly, a very nice neighborhood bar. They also have a golf course and an airport. They have a fire department and several small businesses and a few festivals a year as well as a Sat. farmers market. Water runs through it and you have to pay to be hooked up. As of a few years ago, you have to have a smart septic system put in. You can find mobile homes very reasonably there. Many of the people that have lived there since the 70's are passing on or to old to stay there. Many people do not live there all year long. The area is very poor, not much employment and it's a long way to drive to other towns for work. Nothing is real nice there, just a sweet little community of folks trying to make due in a beautiful but harsh enviroment.
If you want a summer base camp with fewer restrictions, look at Pine Meadow Ranches or Candy Kitchen near Rayhma NM close to Grants. I have a place there to that I camp on, you can see El Morrow Nat monuments from my driveway.
