Looking for input and opinions. I own some property in the county in SC. I am tossing around the idea of having about 8 spots where women 50 and older can come and have a “SAFE” place to park/camp out for a few days to a week at a time. This currently a pipe dream and not set in stone.
This will be based on what the county allows, and what I can afford. I also want to be totally legal.

1. This will NOT be an RV PARK. It will be a private campsite. Vehicles will be limited to certain sizes. Only cars and small camper van conversions or micro campers will be allowed.

Such as but not limited to: VW Caddy, Ford Transit Connect, Toyota Sienna, Citroen Berlingo, Jeep Wrangler, Nissan NV200, and Honda Elysion.

2.. Question. Do you think there is a need/market/niche for this? I keep reading about how hard it is people to find a place to park.

3. The property is 7 minutes away from a small town that has a coffee shop with internet, a Piggly Wiggly, a gas station, library, hardware store, dollar store, post office and other amenities.

4. Any constructive suggestions or thoughts would be appreciated. Thanks

It is always nice to invite women friends to drop in for a visit. But when you begin to formalize it into an ongoing, structured plan you will get into lots of rules about what you can and can’t do on your land. Before you go any further take a look at your liability insurance policy. You can loose your affordable coverage with such a concept of use for your land. You have to have liability insurance as you do not want to lose your property to satisfy a need to be more connected and of use to other women.

There is/was a forum member who has a drop in camping spot in Arco Idaho on his property. User name Honeys Park. He has not posted here recently but he has a website and is still doing his thing of hosting. A real live “character” to be sure but one with experience in hosting strangers on his private property. The link to his website https://honeyspark.weebly.com/

He is not doing exactly what you are talking about but there is common ground such as how to deal with the county, insurance, neighbors, set rules of behavior, handle money, etc.

What everyone else said, and I would first check with your county ordinances that this is not prohibited on your property.

There may be zoning restrictions, or ordinances could be passed to stop you, particularly if your guests could be seen from the road, imo.

Others here have tried this type of thing and been basically run out of town when neighbors complained.

South Carolina is a beautiful state, and I hope you find a way to host some others who will benefit from your generosity,
