All the deed does is convey ownership. You should have checked with the zoning & building departments before buying. Taxes will be a few $$ on a small PC of unimproved land.

The tax assessor doesn't handle that, the zoning building departments do.
Well, I forget that other people live in more populated areas, and my tax assessor is who everyone goes and talks to when they need to know who to go and talk to.... he's kinda the go-to guy for that. My county has less than 5k residents...
 
The main risk in holding undeveloped land are changing regulations and imposition of new zoning and building codes, might not afford to or not be allowed to build, eventually.
 
39 acre log cabin with well & septic $69k I'm sure sold but shows what's available

You cant buy those for 70k unless there are major undisclosed issues. Most likely no legal access and neighbors wont grant. Without such issues its a lot more than 70k trust me, you cant even buy just that building alone for that

Sorry, not true. I've bought a lot of land over the years. Maybe you can't where you're looking. I'll post some when I get time. You need to look in the central & western UP. Great place & Great people 🥳🤩

You havent shopped for land and house in a long time. I know Micigan UP prices. This old pricing is gone since 2020. For 70k on 36 acres with legal recorded access easement itd be completely rotten cabin
 

LOL, man you are trying to compare a mint condition new or newish LOG CABIN extra wood finshed inside from youtube vid to a cheap garden shed. There is a difference in pricing, to put it mildly. Try buying a cabin like that and putting it on your land see how much it costs now.
You cant even buy a property like that in a 3rd world country for 70k anymore.

Saw a hand written sign in the Picture Rocks area of Tucson Arizona yesterday for an acre of land with a fixer upper dwelling for $76,000 or $78,000 I believe. Most likely would have electricity, city water and septic system. Crazy how expensive land has become especially with utilities.

Are you the realtor? I said that log cabin has some undisclosed issues, my good guess would be no legal recorded access. They said only snow sled accessible and I think it also has lack of legal access. Youtube realtors yeah I trust them a lot. An old small offgrid cabin with legal access but no road in the UP will cost over 100k
 
Are you going to back up your claim or is. that something else you're terrified of? I still have many friends in the UP &could find you a great deal but I wouldn't do that to them. So are you betting or not? Yes or no?🙃😁
 
80k for a fixer upper near Tucson is dirt cheap by modern prices, most likely a shed on waterless property or a total remodel meth house if it has utilities
No one was talking Tucson. I thought you wanted remote secluded like I had. If I ever heard any vehicle they were coming to see me. Set on a ridge with the deck hanging over a 300' near vertical wooded hillside with Silver River at the bottom. It joined Sturgeon River National Wilderness area. No trails but old logging rds. North Country Trail that was going coast to coast ran a few miles south. The nearest paved Rd was 16 miles away.
You have to find what you want in life then MAKE it happen! Quit playing the victim, be The Victor! If not life passes you by while you whine that life's not fair. Be a Thriver not just a survivor. Learn from everyone, what to do & what not to do. Always buy where you'll make money when you sell. How much have you lost by wishing for your property falls in your lap? I was just responding to Bullfrog's post about Tucson property, Arizona used to be very cheap, especially after property values collapse of 2008. Personally, I'm not interested in AZ.
I know all about propery values especially since my parent had been an investor for decades and owned homes all over the country.
I already had made my decisions based on my financial situation and other things.

No offense but I'm sure your parents got smoking deals on houses and property didn't they? So why are great deals gone? Many camp owners are old & younger people want internet, cell service, easy to get to places, etc. IMHO there's always a deal if you're willing to find it & to me the Hunt or Thrill of the Chase is the best part. Just curious so don't answer if you don't want to, Thanks!

My parent (not patents) was only dealing with city real estate, but I'm familiar with rural markets.
Personally not interested in real estate investing and never been, but I keep tab on prices and trends as I find it entertaining.
Land prices are extremey high worldwide now, no deals now.
Internet is everywhere right now, via Starlink, it provides phone capacity too.
Rural wired internet often costs more than starlink.
There are tons of people searching for remote bugout land now checking MLS updates daily, and remote properties receive multiple offers

There is still some cheap to reasonable land here in West Texas, and Far West Texas, which is that big jutting-out part of the state that points west.

Not everyone wants to live in this area, I get that. I really do.

But...lots of land is still selling cheap in the desert east of El Paso....most of it is unrestricted and OK for full time RVs, trailers, tents, DIY wood shack, even container homes are common and perfectly legal. I've seen current prices from $500 to $5000 per acre..depending on location and 'amenities' like paved roads and electricity.

Downsides? Well of course. It's hot in the summer, cold in the winter. You will be isolated for the most part. Long distances to medical services and shopping. Usually, you have to bring in your own fuel (propane, diesel, kero, wood, etc) for heating and cooking. Bulk water deliveries are available in some areas or you can haul your own. You will generate your own electricity, unless you find a spot closer to the highways or paved roads.

I'm not saying it's a dream location, but staying out there in the milder months, spring and again in the fall, then hitching up the RV and heading to southern Arizona in the winter and maybe South Dakota in the summer....seems entirely doable to me, and thats exactly what a lot of the desert dwellers are doing out there.
