All the deed does is convey ownership. You should have checked with the zoning & building departments before buying. Taxes will be a few $$ on a small PC of unimproved land.

The tax assessor doesn't handle that, the zoning building departments do.

Well, I forget that other people live in more populated areas, and my tax assessor is who everyone goes and talks to when they need to know who to go and talk to.... he's kinda the go-to guy for that. My county has less than 5k residents...

The main risk in holding undeveloped land are changing regulations and imposition of new zoning and building codes, might not afford to or not be allowed to build, eventually.

You cant buy those for 70k unless there are major undisclosed issues. Most likely no legal access and neighbors wont grant. Without such issues its a lot more than 70k trust me, you cant even buy just that building alone for that

Sorry, not true. I've bought a lot of land over the years. Maybe you can't where you're looking. I'll post some when I get time. You need to look in the central & western UP. Great place & Great people

You havent shopped for land and house in a long time. I know Micigan UP prices. This old pricing is gone since 2020. For 70k on 36 acres with legal recorded access easement itd be completely rotten cabin

LOL, man you are trying to compare a mint condition new or newish LOG CABIN extra wood finshed inside from youtube vid to a cheap garden shed. There is a difference in pricing, to put it mildly. Try buying a cabin like that and putting it on your land see how much it costs now.
You cant even buy a property like that in a 3rd world country for 70k anymore.

Saw a hand written sign in the Picture Rocks area of Tucson Arizona yesterday for an acre of land with a fixer upper dwelling for $76,000 or $78,000 I believe. Most likely would have electricity, city water and septic system. Crazy how expensive land has become especially with utilities.

Are you the realtor? I said that log cabin has some undisclosed issues, my good guess would be no legal recorded access. They said only snow sled accessible and I think it also has lack of legal access. Youtube realtors yeah I trust them a lot. An old small offgrid cabin with legal access but no road in the UP will cost over 100k

No one was talking Tucson. I thought you wanted remote secluded like I had. If I ever heard any vehicle they were coming to see me. Set on a ridge with the deck hanging over a 300' near vertical wooded hillside with Silver River at the bottom. It joined Sturgeon River National Wilderness area. No trails but old logging rds. North Country Trail that was going coast to coast ran a few miles south. The nearest paved Rd was 16 miles away.
You have to find what you want in life then MAKE it happen! Quit playing the victim, be The Victor! If not life passes you by while you whine that life's not fair. Be a Thriver not just a survivor. Learn from everyone, what to do & what not to do. Always buy where you'll make money when you sell. How much have you lost by wishing for your property falls in your lap? Stop being afraid of everything. I'm afraid of nothing or no one, not even death. Every adventure or day you waste is gone forever. Make It Happen!
