photo 2 (3).JPGphoto 3 (3).JPGI have 10 acres with a mostly finished off grid tiny house I am looking to sell so that I can travel again. I was planning one living off grid put I decided I am no good at staying in one place. I am just trying to recoup the cost and the materials for the house. 

So I am asking $8,000 for everything. 

You can get a NV license and become a NV resident which is great for tax and registration purposes. The exterior of the house is nearly finished. The interior needs insulation install finished and the the wall paneling put up.  There is insulation and paneling onsite. The only money the buyer would have to invest is money to finish out the interior. There are a few other off gird residents in the area, most of them are retired. This is northern NV so it does get cold in the winter. Put the property can be accessed year round. The property taxes last year were $13. So it can operate as a cheap home base. I would keep it, but I've honestly lost interest in working on it and would like the money to move on and start other adventures. 

The house is 16X16 bow roof style cabin. It has a 8X16 sun room on the south side and the start of an 8X16 patio on the north side. The property is mostly sage with maybe 10-15% Utah juniper. The house is on a lower section of the property where it is sheltered by the trees. From the property you can hardly see any other signs of people. And all the neighbors in the area have been great people. 

If anyone is interested let me know through PM. I would maybe consider an interest free payment plan with enough money down. I would also entertain trades for a van or class B. I'm in a mini van right now, but I don't trust it to travel across the country. I also own a truck so I may just go the truck camper route. I guess what I'm getting at is I am not in need of a vehicle but if the right vehicle came along I would take it. 

Again I am asking $8000 for 10 acres and a tiny house. More pics and info available.

You have to bring water in. There is a town near by where you can buy bulk water. I think the current rate is 500 gallons for $50.

Its near Montello, NV. About 10 miles south of town. It is roughly an hour drive to Wendover, UT.     2.5 - 3 hours to SLC, UT.    and 1.5 - 2 hours to Elko.
 
Here is more info. Some may be a repeat of original post.

The house is located in Northern NV about 10 miles outside of Montello. You can reach Wendover, UT in about an hour, Elko, NV in 1.5 hours, and Salt Lake City in 2.5-3 hours. The house is about 30 minutes down dirt roads. The roads are fairly easy to drive. One of the couples that lives out there drives a van and works full time so he makes the trip in the van everyday. I do feel much more comfortable in a 4wd vehicle though.

The house is not addressed. My neighbor told me what it takes to get it addressed and it was too expensive. He still has a drivers license to his house number just no mailing address, and he has a PO box at the post office in Montello.

The house is completely off grid, so it would need Solar or Wind power installed. It is always windy or at least breezy so wind power would be great. Also water would need to be brought it, they sell it for bulk in Montello. It is 500 gallons for $50, if I remember correctly. There are no water tanks on the property yet. I was going to use a few IBC totes for water storage and catch rain and snowmelt to help to keep them full.

The house is 16x16 and stands about 11ft at the center. I built the end walls to have a door on the north side and a sliding glass door facing the sun room on the south side. I was hoping the sun room would provide lots of heat during the day. The sun room is 8X16 built with standard framing lexan sunroom glass and a metal roof. I have enough insulation at the house to insulate the house and the roof of the sun room. The insulation I bought is 4" foam insulation board, so it is around R-30 insulation, which should keep the house comfortable.

The property is a square 10 acres on the south side of Murdock Mountain. There are juniper trees, sage and grass on the property. If you hike up, maybe 3/4 of a mile you enter the forested part of the mountain, with pine and juniper. It is a very pretty area with little signs of human presence. From the property you can see one neighbors house, the roof of another, and a camper that a couple uses on the weekends. If you look to the south you can see the highway and train tracks, which are a mile or two away(its hard to judge distances in open spaces like that)

I was wondering the same thing.  This is EXACTLY what I hope to find, but I can't buy until I sell the house, the motorhome, and all the "stuff". 
No zoning restrictions prohibiting off-grid, campers, etc?

NV has owner builder permits that are very lax. The best way to find a good property is to be in the area and look at a lot of properties. You want easy access but not to be right on the side of a highway. If there are quite a few other off gridders in the area, its good to meet them and make sure they check out. Some areas and some people are sketchy while others are great people. Some of the people around my cabin have lived in the area for 20 years off grid, so they have a lot of experience and advice.  I looked at 15 to 20 properties over a course of a year before I decided on this one. 

10 acres in the same area as mine are listed at 4-6k on craigslist. I'm not sure if its the upcoming election or the climate or both but people seem to be moving out to these areas very quickly.
 
I would like to know what kind of cell coverage you have out there and just because I'm curious if you wouldn't mind giving a Cliffs Notes version of getting an address and the approximate cost.

I've spent the night a time or two in Oasis so I know a teeny tiny bit of the area.

Verizon is the only company that gets coverage out there, you can also get Verizon for the internet. I have Att and do not get any service once I leave utah.

I honestly don't remember what it took to get the house addressed. I think it was prohibitive enough that no one out there has an addressed house, they just use the post office in Montello. 

It is just up the road from Oasis, maybe 10 min on the highway and 30 min on dirt roads.
