I saw a youtube video where a guy used a relay to switch the power on his dashboard blower motor so that it could used from his house batteries when the ignition is switched off, or with his car battery with his ignition switch turned on.

It is possible to operate the accessories you want with this setup and your house batteries.

He hooks up the fan power to a relay that when the ignition is off, connects to the house battery, when the ignition is on, connects to the car battery.

He uses a  switch to operate the fan from the House Batteries.  $16.99

There is no reason to use a "Modified Sine Wave Inverter".   A "Pure Sine Wave Inverter" is the only inverter you should use.  A modified sine inverter will destroy electronics over time.  Not worth it!   Pure Sine Inverters are closest to AC Power.
