yeah...I'd be glad it sold so quick in this housing market.

as for your 'friend'...I would never offer a free house to a friend (besides utilities) WITHOUT a legally signed and notorized contract outlining their responsibilities as to what needs to be taken care of and how long the duration of thier stay in the house will be. What if she suddenly got a great job offer the next state over in a year or so?? Then, you'd have to find another house sitter that you could trust and depend on to fill the opening. NOT EASY!!!

Patrick, we learned the hard way that you are right. Her responsibilities would have been to see that the landscaping guy and the bug guy were doing what they were supposed to do, to make sure my son or DIL was told immediately if anything happened to the house so they could address it, to put up with the bees, andto keep mildew and mold at bay with the AC and heat she used to keep herself comfy, and to just "be there" so the place did not look empty and vulnerable- generally to protect my investment in my property. Utilities, not including her cellphone or wifi, would have averaged about $200 a month. She would have TV on us, because we have to pay for it, anyway. We have Direct TV and it would only cost us a few bucks a month to leave a box in the house. In her present situation and at her age, she is unlikely to be offered a fabulous job that would make her move away from her sisters. We expect to be out for several years. It would have given us (mainly me) peace of mind.

Our 65 yr old house sold fast because it has a new roof, new windows, new AC, a fairly new 25 ft deck out of that tough, recycled material with one end reinforced for a hot tub, new sewer line, beautiful low maintenance tropical landscaping that gives shade and pleasant surroundings, solid maple kitchen cabinets, washer and dryer with transferable extended warranty, 2nd full bath in the garage, no need for flood insurance, and a protected parking spot for a boat or RV with electric and water and a sewer cleanout. The down sides were stove hood and counter top that needed replacing (remember DH's recent fire?), 65 yr old bathroom (grey, I liked it), and unremodeled hard room (like a screen porch with hard windows), and the most god-awful color of green you have ever seen that DH insisted on painting the master bedroom.

The things that make a bank happy were done. It has good bones. The buyer needs to do a few things to suit himself. We priced it fairly to begin with and it flew. Houses seldom are on the market long in our neighborhood. The only one that has been so for more than 2 months is an underwater one that was used as a rental and not fixed up, afterwards.
 
We leave the house in 6 days, close the sale in 7. A surveyor will be here this week. Why? This place has been surveyed at least 6 times since it was built. Not much techtonic activity in central Florida. Do they think it moved?
 
You really are lucky that your trustworthy friend didn't move in. I bought a cute little home in Florida and my Father and I spent many hours and tons of (credit card) money fixing it up. I had always wanted to move north and found the perfect job. A good friend and coworker begged to rent my house, after all she would never do me wrong with 4 young boys to support. I had been to her home and it was always kept nice. Her husband even offered to finish some needed repairs. I took off in my camper van with 2 dogs and just what I needed to get by. Tools and things of (mostly sentimental) value were stored in a shed on the property. Four months later, they had left for Texas. Bedroom walls were painted black. Brand new kitchen had cabinet doors hanging on one hinge and floor tiles cracked. My chop saw and 2 foot tall solid wood eagle among other things went with them. Did I mention they never paid a penny of rent? I was not making enough to cover two rents and couldn't get back to Florida to fix up the mess. Long story short, it took ten years to get my credit back.
 
Being a landlord and renting to friends is like loaning money to family.......good luck on that one!!!!
 
Decodancer, you are right. She has just rented an apartment and has her neice and niece's young children moving in with her. I love most kids, but these 3 are little demons. I am pretty sure they would have guilt tripped my friend into letting them live in the house, too.
 
On the road at last after 3 days of false starts. Woke up at the LG visitors center just east of Lake Pontchartrain. First time I have seen irises blooming in almost 20 years. We we r a little early. Looking forward to more. Now headed for the Grand Canyon.

At Traveller's World in San Antonio for a week. Not the "cheap rv" way to go, but we are enjoying it. Full hookups, a beautiful bike trail, and CABLE. Cable is good. DH has driven himself to near insanity over getting the satellite dish to work. The pressure is off a little for this week, but he is missing his games. Maybe I can get him to call a technician in after a few days when his blood pressure goes back down. DH is a retired engineered and is a pretty sharp fix-it guy. My hypothesis is that something got broken or disconnected on the road.
 
BTW, if anyone wants to see what Travelers World looks like and get info about facilities, prices, nearby conveniences, etc. see "Jean on the Road" on Youtube. I don't put this stuff up on my Facebook page because not everyone back home is on Facebook.
 
Tech was here a few hours ago. Had satellite TV long enough to record new Cosmos episode. That's something. It's gone again, now.
