Patrick, we learned the hard way that you are right. Her responsibilities would have been to see that the landscaping guy and the bug guy were doing what they were supposed to do, to make sure my son or DIL was told immediately if anything happened to the house so they could address it, to put up with the bees, andto keep mildew and mold at bay with the AC and heat she used to keep herself comfy, and to just "be there" so the place did not look empty and vulnerable- generally to protect my investment in my property. Utilities, not including her cellphone or wifi, would have averaged about $200 a month. She would have TV on us, because we have to pay for it, anyway. We have Direct TV and it would only cost us a few bucks a month to leave a box in the house. In her present situation and at her age, she is unlikely to be offered a fabulous job that would make her move away from her sisters. We expect to be out for several years. It would have given us (mainly me) peace of mind.
Our 65 yr old house sold fast because it has a new roof, new windows, new AC, a fairly new 25 ft deck out of that tough, recycled material with one end reinforced for a hot tub, new sewer line, beautiful low maintenance tropical landscaping that gives shade and pleasant surroundings, solid maple kitchen cabinets, washer and dryer with transferable extended warranty, 2nd full bath in the garage, no need for flood insurance, and a protected parking spot for a boat or RV with electric and water and a sewer cleanout. The down sides were stove hood and counter top that needed replacing (remember DH's recent fire?), 65 yr old bathroom (grey, I liked it), and unremodeled hard room (like a screen porch with hard windows), and the most god-awful color of green you have ever seen that DH insisted on painting the master bedroom.
The things that make a bank happy were done. It has good bones. The buyer needs to do a few things to suit himself. We priced it fairly to begin with and it flew. Houses seldom are on the market long in our neighborhood. The only one that has been so for more than 2 months is an underwater one that was used as a rental and not fixed up, afterwards.
