Hello!

I am planning to buy some land in Nevada to help in me gaining residency. I know that there are some way cheaper alternatives, but I will gladly pay $1500 - $2000 to make sure that I am 100% completing all the requirements for becoming a Nevada resident. Also, I have no real intention of living there for a long time (just long enough to get a DL) so the location and quality of land isn't a big deal.

My questions are:

  1. Are there any “gotcha’s” that I am not seeing or understanding? I have no intention of building anything or living there for a prolonged time so I don’t care much about building codes or anything like that. As long as an RV can be on the land I am fine.
  2. After I have bought the land what do I need to do to a) get and address and b) get a mailbox? I will most likely be getting a few acres in Elko county but can’t find any information on the subject.

Thanks for your opinions!
-Ben

You understand that you'll most likely end up paying taxes on this land every year, right?

Yes! I have looked at that some. It looks like property tax would be $10 - $40 a year depending on location which I didn't think was too bad. I figure if I ever get in a situation where I can't / don't want to pay the property tax I would just sell it for a loss.

On this question, much has been written that should really be turned into a Sticky thread, as it is often asked and not as easy to find as some might imagine.  Take a look at the following threads and your questions should be mostly answered, if not completely:

There are a few towns left in the sw without mail delviery. In that case you'd get a free PO Box. You can still use your street address as a physical address.

You would contact the local post office about a mailbox. They will tell you whether that's an option and where to place it.

I live in Nye county Nevada. Here in Pahrump there are many unbuildable lots here that get sold dirt cheap at tax lien sales. The building code here also allows one to build a 200 sq' structure without any type of permit. You can even legally live on the land in an RV for 6 months a year, (with a permit).

I helped a guy build a mud hut for his generator, (he lives in a bus). The fire marshal and head of the building department came by looking for trouble, but there wasn't Jack they could do, (it was under 200 sq').

The problem with these lots is that there is no water, sewer or electricity, and they are too small for a well or septic. Hence they are unbuildable and cheap.
Nye county is huge, so you might even be able to find acreage cheap. Driving to the store might get expensive if you are out in the middle of nowhere.

Bob has been using only his mail forwarding address in Pahrump for years with no residency issues.

If you stayed longer than six months straight, or left and came back from time to time, totaling more than six months, do you think anyone would know or care?

If you are in this valley, someone will know about it, but would they care, probably not. The guy I helped has been here way over 6 months.  I have no way of knowing what anybody else will do. If you operate outside of the established rules you may be at the mercy of someone in a bad mood.

Here in Ryndon no one would care. The government might eventually figure it out. Not sure how many years it would take
