buying /renting some land

I am looking to purchase/rent a piece of land not sure where but it would be nice to have some trees maybe and water access but not set in stone.
my question is
what websites are out there other than Land watch ,Billyland, i dont want to use Ebay

I'm not sure a web site is really a good approach for this - at least, it wouldn't be for me.

I expect to someday settle down someplace. Part of wandering around the country will be keeping my eyes open for a place that meets my requirements. Small, but not TOO small.

I'm thinking I'd like to be not too far away from some small western city with a college or university in it. Someplace with a good library as well as bookstores. Someplace with a decent hospital. The opportunity to attend occasional concerts or plays.

And the state itself would have to be politically congenial to me. Someplace where I don't feel the constant urge to march on the capital, unlike the place I currently live.

Anyway, I don't see how I could find someplace like that via web site. I would have to live in such a place for a while and get a feel for it before committing to making it my new permanent residence.

Roy, ebay can be useful in a way as a first step. If you go to the land section and then type in a state you are interested in, some of the sellers will be people who sell land and have their own websites. You can go on to them.

Roy, I found my land in Montana by starting doing a google search (might not have been Google, this was a long time ago) for "Remote Cabins". After weeding thru the cons and the high priced land for sale I found a Realtor who handled both unimproved, cheap land and some high rent stuff.

I told him what I was looking for and a few months later closed on a 39 acre remote piece of property with a half finished cabin. Got it for a cheap price because it is "Seasonal Access" on an old logging road.

Once you decide on an area just start doing internet searches and watch out for the scammers selling old mine leases and such. Make sure there is a legitimate deed involved with no strange provisions. AND that you have actual access to the property.

Part of the enjoyment, at least for me, was the search for a bit of land that I wanted.

Also make sure that what you want to do on the land is allowed. If you are going to park an RV on the land and stay in it, some places allow this and others don't. If you want to build what is allowed and how much are the permits. Can you build a small storage shed with out a permit? If you park an RV and live in it you might be required to put in a septic tank. These things depend on local building codes and can very widely in a state so it is not based on state law but local law.

Also, keep up with any zoning changes that might go through. I had 5 acres outside Pensacola and could do anything I wanted as long as I had electrical and septic inspection. Four years later, it was a whole different story. As a mechanic I could have had all the old cars I wanted and was supposed to have a trailer park along the edge of the property at the street. All that changed. Couldn't get a business license for a garage without already having one in effect, essentially a grandfathering in process. They also enacted zoning that would allow only one dwelling per full acre. That cut things down to four trailers. When purchasing the five acres, the right of way was taken half from my property and half from the property on the other side of the road. Making my five acres into just a little over four when I had it surveyed and broken up for sale as one acre lots.

Obviously you are not referencing California as being politically congenial. Personally, I plan to be in the state of Nirvana in January after the RTR.

i just had a realtor contact me with an amazing offer 160 acres $22,000 no restrictions in UTAH sound to good to be true well its close to the Great Salt Lake so needless to say no fresh water available and its flat i mean see for maybe ever flat and of course its all desert sage brush type vegitation i am gonna pass on it but will forward the realtors contact if anyone is interested.

Sounds like the Utah equivalent of Florida swampland.

Wonder how much the annual land taxes are on this little bit of paradise?

I was looking for a way out of California. I was in Sonora so started looking in Northern Nevada. Prices were too high as I already had a mortgage to pay. Las Vegas had a housing slump so I looked there on Zillow, Trulia etc. I wanted a small house on a larger lot. Las Vegas is about large houses on small lots. I expanded my search to nearby towns and ended up in Pahrump Nv. I found the house on Zillow and had a local realtor show it to me. That was 8 years ago.

Zillow , Trulia and others do not have access to all the MLS listings so you just about need a local realtor to see all the properties. It just happened that I liked the one I found on Zillow the best.
If looking at bare land water and sewer are the big items to look for. Going somewhere for two weeks with a Jerry can of water isn't too tough, but living somewhere and having to bring in water can be real expensive.
