I'm posting this in hopes that all you guys can send some good energy my way. My husband and I have been trying to get our house listed for the last 2 weeks and it finally went live today. My realtor called me at 5:24 tonight and I jokingly asked him if we had any showings scheduled yet. He said, "actually, that's why I'm calling. They want to come at 5:30 tonight". He is such a kidder that I had to ask him 3 times if he was serious. When I finally hung up with him, the listing office called to confirm the appointment. Our place had only been officially for sale since 4:16 today. When we leave our house, we will be moving full time into our RV. Please send me all the "house selling vibes" you have. I have high hopes. Our last place sold in 5 days and this place is in a way nicer neighborhood. I'll keep you all posted... :D

My buddy had a really nice double-wide on a huge country lot with a great big shop that he was trying to sell on his own. In the 10 months he had it listed, he had only one solid offer...which fell through due to lack of financing.

He & his wife had now moved into their new custom log home, so it was time to get serious about selling off the double, so he broke down and called a realtor. The realtor raised his asking price an additional $30K.

It sold in 2 HOURS!!!!!

Go get 'em tiger!!! :D
 
I sold my house last July. Had only talked with the realtor, taken some pics, signed the contract on a Friday afternoon, it was to go 'live' on Monday. Yet.. Friday afternoon the realtor called wanting to show it, an offer was made a little later and accepted. Had a contract on it before it even went out on the multi list. I had agreed at a reduced price just because I wasn't living there any longer and just wanted it sold. It was going to take 6 weeks before closing.

Unfortunately, the dude with the contract got relocated with his job and had to back out a week before closing. Up on the market it went again. :( It sat there another month before another offer was made, full asking price, no contingencies, and closing in 2 weeks. That one went off without a hitch! :)

Selling a house is stressful, hang in there. Best of luck on a quick sale for you guys!! :)
 
Ok guys! Day 2: 2 showings from 12:30 to 1:30 and 1 showing from 5:45 to 6:45. Fortunately my MIL came and took my 2 dogs for the day. Miss Kitty is there alone to greet people. She's pretty friendly. I just hope nobody tries to take her home! I'm stuck at Starbucks for about another half an hour because I work from home. I will say that it is a nice change of scenery but I would way rather be in my RV. The high today is 7.
 
Here's the latest on my S&B Sale Drama: I only had 1 showing on Day 3. No offers, no feedback. Yesterday (Day 4) we had 3 showings. No offers, no feedback. I did make a pot of french press coffee for the 9:00 am (!) showing. The lucky guys got coffee before I did and they left a note thanking me. :) Today is Day 5. We have 5 showings today. I did notice (as I was stalking my own house) that the 10:30 to 11:30 slot was double booked. There were 2 totally different groups of people there. I had just enough time after that to throw a couple more logs on the fire before the 12:30 crowd was there. I was locking the back door and running out to my car while they were coming in the front door. I have 1 more double booking of showings tonight. Man...my place is so clean I could eat off the floor and I am so tired of it! I have about 2 hours before the next showing and all I want to do is take a nap. I hope we get an offer soon so I can focus all my energy on getting into my RV. I can't wait to be out!!!

(Update! Just got off the phone with the Real Estate Company. Another showing tonight from 6:30 to 7:30. At this rate, I may not get to make chili for dinner tonight.)

Oh, I so hope that the next post from you is that you have an offer on the house!

It's been 20+ years since I sold the last home so I could run away from home but I still remember the hassle of keeping it show ready and the emotional ups and downs from waiting for an offer and then still waiting to make sure the deal was actually going to close.

Fingers crossed for you.
 
Almost there: YOU are a good luck charm. I just got a call from the realtor saying that we should have an offer this afternoon!
 
Don't be shocked by low ball offers. Consider them and raise the price as counter offer. It seems to be the process. Girlfriend sold her house after six months on the market. Sold just last month.

I read somewhere that when you sell a house, you should bake cookies, to fill the house with the aroma.  Not sure if chili would have the same effect.

Truthfully, I'm jealous. I won't be fulltiming it until the fall...sigh!

Thanks! I'm not anticipating anything but you know how that goes. We do have a back up offer just in case this one falls through. I'm going to wait until after the inspection goes through to give stuff away. Most of the stuff here is just to make the house look lived in. All I'll be taking with me is just my clothes, my food, my kids (1 human, 2 dogs and 1 cat) and my husband lol. I can't wait.
 
Congrats! One of my best buddies is a Real-estate Agent, and he's told me stories of deals that seem to be going great, only to fall through at the goal line. That means he doesn't get the commission. So your agent is as determined as you to see it through to a successful conclusion. Hoping the best!
 
Well...we had a "just in case" showing scheduled for tonight at 6:00. We started creeping around the house at 6:30. Nobody showed up. What a waste. On the plus side, the home inspection is scheduled for Thursday from 8:00 to 11:00. Once that is done and over with then we just have to make sure it appraises for the "right" amount. Then I will be chucking everything out the door with a huge smile on my face! :)

Ok. Had appraisal today and inspection either yesterday or the day before (the days are starting to run together, yikes). I made a pot of French press for both the home inspector and the appraiser. Not a bribe, just a gesture of good will. :) so far so good. I have most of my furniture spoken for (whew). Everybody has to come and get it when it is time. Hopefully we will be closing on April 15th. We will be setting our 5er up at a trailer park in St. Paul on April 1st (less than 30 days away!) so I have some time to get the house cleared out. I really can't wait. I've been ready to full time for about 3 years. It's taken hubby this long to warm up to it. I'm excited to get rid of tons of crap I don't need and I'm looking forward to using the excuse "sorry I can't take / buy that. My space is limited and I don't have the room." :)
