I have just finished 3 round trips from Sacramento, CA to Oregon carrying personal items in my Grumman Olson step van which as a 3.9 L 4 cylinder turbo charged Cummins 4BT diesel motor. The van is a GMC chassis, 1990, with a rock crusher 4 speed transmission. It has a governor, so the top speed is 60 mph. The ceiling is over 7 feet high, and the usable area from the rear of the front seat to the back is 16 feet. The distance was obtained using a Garmin GPS, not the vehicle's speedometer. All trips produced the same mileage, so I believe it to be very accurate.
Empty van: 18 mpg.
Loaded with 2,800 pounds of cargo: 15.5 to 16 mpg.
That's not bad for pushing a 10,000 pound box down the road through mountains on I-5.
I am hoping for completion of the build by September. We'll see!
